Property prices have surged in areas like Cumbayá and Tumbaco because prestigious schools have decided to relocate there. The price per square meter for sale in these two areas fluctuates between $1,600 and $1,734.
The high appreciation in areas such as Puembo, Cumbayá, and Tumbaco has been a growing phenomenon in recent years, largely driven by the relocation of several of the capital's most prestigious schools to these areas.
The migration of these educational institutions could have a significant impact on real estate development and the quality of life for families living in these areas.
The decision of some of Quito's most recognized schools, such as Colegio Terranova, El Sauce, British School, and even Colegio Americano and Einstein, to move to Puembo, Cumbayá, and Tumbaco, is due to the search for larger, safer, and greener environments that favor the comprehensive development of their students, as well as the rapid urban development of these areas.
The relocation of these institutions has significantly spurred infrastructure growth, especially in Cumbayá, Tumbaco, and recently in Puembo, with the construction of new shopping centers, hospitals, and recreational areas.
Additionally, improvements have been made to access roads, facilitating mobility and connectivity with the rest of the city.
This has led to an increase in demand for properties, resulting in a notable rise in their real estate value.
For example, Cumbayá is the area with the highest average rental price, reaching $707 per month and $1,734/m² for sales. Tumbaco, on the other hand, follows with $673 per month for rentals and $1,651/m² for sales.
In the eastern part of the city, which includes these parishes, units priced below $100,000 continue to be the most in demand.
On the other hand, units priced above $250,000 are the least in demand, with a demand pressure between 38% and 48% lower than units in the intermediate segment.
At the other end, according to studies by the real estate portal Plusvalía, Iñaquito, in the north-central area of Quito, continues to decline in sales prices per square meter." -
